I'm not the listing specialist. Pricing, staging, negotiation, fielding offers — that's a craft, done every day by people who do only that, and I'm not going to pretend it's mine. So I bring one of them onto your deal. You get both of us.

What I bring is the part most sellers get wrong before any of that matters: what to fix, what's worth the money and what isn't, and what an inspector is going to write down before he writes it. I've renovated here myself. Then I market the house like someone who spent two decades learning what makes this city stop and watch.

Historic neighborhood near the Houston Heights. This one meant navigating the city's Historical Commission and the Norhill Neighborhood Association — two layers of oversight with strong opinions about what can and can't change on a block with nearly a century of history. It was harder and slower than expected, and it taught me more about preservation-meets-renovation than any course could.
