You Built It. Now It Has to Be Worth Wanting.

Spec homes, custom builds, and infill developments, shot and marketed by someone who has stood on the other side of the table — permits, historical commissions, subs who don't show, the whole thing. Two ways to work together, and they're kept deliberately separate.

I've Been on Your Side of It

I've renovated in Houston, navigated the Historical Commission and a neighborhood association on a hundred-year-old block, and converted an industrial building into a leased creative asset. I know what a draw schedule is and why your timeline slipped. That matters when the marketing has to start before the drywall is up.

The other half is twenty years anchoring mornings on KPRC 2 in the nation's fourth-largest city — which is really twenty years of learning what makes people stop and pay attention. Conflenti Media does this work for restaurants, trades, and schools too. Real estate is one of the things we're good at, not the only one.

Two Ways to Work Together

These are separate deals with separate paperwork, and I keep them that way on purpose. Which one fits is usually obvious in the first ten minutes.

Option One · You want me selling them

I list the homes, and the media comes with it

You sign a listing agreement and I represent you on the sale. I'm straight about this part: pricing, negotiation, and fielding offers is a specialty and it isn't mine, so I co-list with an agent who does it every day. You get both of us.

What I bring is the marketing — video, photography, the story, the distribution. You won't get a separate invoice for any of it. It's part of the listing and its commission. That's the cleanest version of this arrangement and it's how I'd rather do it.

Option Two · You already have agents

You keep your sales team. I produce the media.

You've got agents on your inventory and you're happy with them — you just don't trust anybody to make the video, shoot the photos, and keep the content coming. Fine. That's a media contract and it has nothing to do with brokerage.

Flat fee, defined deliverables, per project or month to month. You pay the same whether a single house sells or all of them do. I don't take a piece of anyone's commission and I'm not involved in your sales.

Not both on the same property. If I'm representing you on a sale, the media is inside that deal. If I'm not, it's a media contract. Mixing them is how people get into trouble, and I'd rather just not.

What Actually Gets Made

  • Property video — produced, not phone-waved. Walkthroughs, hero films, and the short vertical cuts that actually travel.
  • Photography — stills that match the video so the whole package looks like one thing.
  • Progress and process content — the build itself is content. Framing, pours, reveals. Most builders throw this away and it's the best material you have.
  • Community and neighborhood story — why here, why this street. Twenty years of covering this city is the part nobody else can rent.
  • Ongoing social — reels, carousels, and posts produced through the month, not dumped at listing time.
  • Live and event coverage — model home openings, groundbreakings, and multi-camera work through Cloudbreak Creative.

Historic neighborhood near the Houston Heights, which meant the city's Historical Commission and the Norhill Neighborhood Association — two layers of oversight with strong opinions about what can and can't change on a block with nearly a century of history. Harder and slower than expected. It taught me more about preservation-meets-renovation than any course could.

How This Is Billed

  • Listing work is a brokerage relationship through Real Broker, LLC, and the marketing is part of that commission. No separate media invoice.
  • Media-only work is a flat fee from Conflenti Media LLC, billed whether or not anything sells. Never a percentage, never tied to an outcome.
  • You approve everything before it publishes. It goes out under your name, so it's your final look — every time, no exceptions.
  • I don't do this work for lenders, title companies, insurers, or home warranty companies, and I don't sell placement on my channels.
